Most foundation companies won't talk price until a salesman is in your living room. Here's how the number is actually built — and the one rate we'll put in writing right now.
Metro's standard pressed concrete pier — driven segment by segment to refusal and capped with a lifetime transferable warranty — is $499 per pier. A pier that has to pass through concrete (a driveway, patio, or slab edge in the way) is a double at $998. That's the rate. No games, no "call for pricing."
Your total project cost is that rate multiplied by how many piers your home actually needs — and that count is the part nobody can honestly give you over the phone. A settled corner might need four piers. A full perimeter lift on a large two-story can need twenty or more. Anyone who quotes you a total without elevation readings is guessing with your money.
The honest way to get your number: a free evaluation with elevation readings across your slab, a pier map drawn for your house, and a written total before you spend a dollar. That's how Metro has done it since 2001.
With our standard pier at $499, a small corner stabilization of 4–6 piers lands in the low thousands, and a typical full repair with 8–12 piers lands in the mid thousands. Severe full-perimeter lifts on large homes run higher. Your free evaluation replaces every one of those ranges with one exact written number for your home.
Usually not for settling. Standard Texas policies treat damage from expansive clay soil movement as gradual earth movement and exclude it. Sudden plumbing leaks are a different story on some policies. This is general information, not insurance advice — check your own policy, and know that a written evaluation report helps either way.
Because pier count, pier type, and depth assumptions vary. One company bids 8 piers, another bids 16 for the same house. Ask every bidder for the pier map and the elevation readings behind it — and compare what's actually being driven into the ground, not just the total.
Almost always. Movement that needs 6 piers this year can need 10 next year, and the secondary damage — cracked brick, racked doors, broken plumbing — stacks up on top. The cheapest time to stabilize a foundation is when you first see the warning signs.
Metro's pier work carries a lifetime transferable warranty — it stays with the house when you sell, which protects your resale value as well as your foundation.
Pressed concrete piers — Metro's standard. Concrete cylinders hydraulically pressed beneath the footing, using the house's own weight as the counter-force, each pier driven to refusal and documented. Concrete doesn't corrode in wet clay, segments adapt depth pier by pier, and the work carries our lifetime transferable warranty. Metro price: from $499 per standard pier; $998 through-concrete double.
Steel piers. Steel pipe or channel segments driven or pushed to depth. A legitimate system with a different cost structure — steel material in a wet-clay environment spends its life in the moisture cycle that moves foundations, and steel work is priced per project by the companies that install it, commonly well above pressed concrete. Not installed by Metro — where an engineered design calls for steel, we'll say so at the free evaluation.
Helical piers. Steel shafts screwed into the soil like augers, with torque as the capacity readout. The right tool for light structures — porches, additions — where a house's weight can't press a pier to refusal. Also priced per project by their installers. Not installed by Metro — and where a helical is honestly the right answer, we'll tell you that instead of selling you the wrong pier.
Every Metro pier is documented on your job: its location on the pier map, its final depth, and its refusal behavior — the point where the soil pushed back with the full load the house could bring to bear. That documentation is the difference between a standard and a slogan; the full doctrine is on our pressed concrete piers page. Cost context by city: Arlington · Plano · Waco.
