Drainage Correction

Foundation Drainage Correction

Standing water and poor drainage are quietly moving your foundation. Metro corrects drainage across Dallas–Fort Worth — French drains, surface drains, downspout systems, and grading that stops the moisture cycle at the source.

The water problemWater is moving your house. Slowly.

Most foundation problems in North Texas start as water problems. Our Blackland clay swells when it soaks up water and shrinks when it dries out — and a yard that drains wrong keeps one side of your foundation wetter than the other. That uneven moisture is what heaves one corner, drops another, and opens the cracks you are seeing indoors.

Drainage correction is the work that stops the cycle: getting roof water, surface water, and groundwater away from the foundation so the soil moisture under your home stays as even as Texas weather allows. It is also the service our competitors rank on while we had no page — this is Metro's answer, built on the same honesty as everything else we publish.

What we installWhat drainage correction includes

French drains — gravel-and-pipe systems that collect subsurface water and carry it to daylight or a safe discharge point, away from the slab or piers.

Surface and channel drains — catch basins and channel drains for patios, driveways, and low spots where water sheets toward the house.

Downspout and gutter drainage — buried downspout lines that move roof runoff well past the foundation line instead of dumping thousands of gallons at the footing every storm.

Grading and swale correction — re-shaping soil that has settled against the house so the ground itself slopes water away.

Drainage for pier-and-beam homes — correcting crawl-space water intrusion that rots sills and beams and feeds the same movement from underneath.

Every drainage job starts with the same question we ask on a pier job: what is the water actually doing on this lot? We walk the property during the evaluation, trace where water enters, where it stands, and where it should go — then we recommend the smallest system that solves the real problem.

The honest orderDrainage first, or piers first?

Sometimes drainage correction alone stabilizes a home whose movement is early and moisture-driven. Sometimes the foundation has already moved enough to need piers, and drainage becomes the protection that keeps the repair honest. We will tell you which one your house is — and if drainage alone will do it, we will not sell you piers. Metro has worked this way since 2001, and it is why our evaluations are free: the findings have to be worth more than the sales pitch.

When piers are needed, ours are pressed concrete, driven to refusal — read the standard on our pressed concrete piers page, and see published pricing on our foundation repair cost page. The full list of what your house is telling you is on our foundation warning signs page.

Drainage questionsWhat homeowners ask us

How do I know if my foundation problem is really a drainage problem?

Standing water next to the house after rain, soil pulling away from the slab in summer, one room's cracks that open and close with the seasons, and gutters that overflow at the foundation line are the classic tells. An evaluation confirms it — we check the drainage and the foundation together.

Will a French drain fix my foundation?

A French drain fixes the water. If the foundation has only moved slightly and the movement is moisture-driven, correcting drainage can stabilize it. If the structure has already settled, drains protect the repair but do not lift the house — that takes piers. We measure first and tell you plainly.

How much does drainage correction cost?

It depends on the system — a downspout burial is a small job; a full perimeter French drain is a larger one. Your free evaluation ends with exact written pricing for your lot, and our pier pricing is published on our cost page if piers are part of the picture.

Do you correct drainage on homes you did not pier?

Yes. Drainage correction is a standalone service, and it is also the most common recommendation we make after repairing a foundation someone else installed.
